Commission approves preliminary plat for 232-unit senior living development 'Bristol'

The Friendswood City Planning and Zoning Commission on March 13 approved the preliminary plat for a senior living development identified as the Bristol, located at 65800 North Friendswood Drive. The commission’s action establishes the lots and circulation for the project after a prior zoning change approved the site plan/PUD.

City planning staff said the platting establishes multiple parcels including two commercial reserves that will front FM 518; the development is proposed to include about 232 residential units, a resort-style clubhouse, a detention lake with fountains, walking trails and a dog park. Staff reported only minor outstanding items on the submittal — missing labels on building build lines and a few entries in the regulation matrix — and said applicants are working to submit corrected final documents.

The city modified the agenda so the preliminary and final plats could be considered concurrently; staff noted the final plat appears on the consent agenda with the same comments because the applicant submitted materials for simultaneous processing. A commissioner moved to accept the preliminary plat subject to staff comments; another commissioner seconded and the chair called the question. The motion passed by voice vote; the transcript records “all in favor.”

Commission discussion included a question about naming on the drawings (many sheets retained the earlier project name Belmont) and confirmation that the plat establishes lots and not detailed building elevations. The commission did not request additional studies; staff will process the final plat when corrected materials are filed.
