Staff explained the SIP follows an earlier approval of the general development plan and preliminary plat. The Lot 56 plan covers 20 dwelling units — 10 single-family homes and 10 duplex lots — intended to provide a mix of housing types. The plan commission recommended approval of the SIP and final plat.
At plan commission review, members raised a lighting placement question. The board discussed the recommendation and confirmed that the village’s public works director will determine the lighting fixture and placement details; trustees added a condition to the final plat approval that a standard 25-foot streetlight be installed at the sidewalk-street intersection to match other village fixtures.
Trustees approved the SIP and separately approved the final plat with that streetlight condition by voice votes.
The approvals allow the developer to proceed toward final construction and lot recording subject to the standard requirements and the agreed lighting installation.
