The Findlay City Planning Commission on March 13 approved a conditional use allowing applicant Chad Oman to construct a single-story duplex at 119 West Pine Street, contingent on minor site-plan shifts to comply with front-yard setback and to improve separation from neighboring properties.
Staff told the commission the property is zoned R-3 (small-lot residential) and that the proposed building would be 1,800 square feet on a 4,350-square-foot lot. Each unit would measure about 900 square feet; staff noted the proposal keeps lot coverage below the 50% limit and meets a 10-foot front-yard setback if parking is adjusted. Staff recommended shifting the proposed parking one foot south to meet the front-yard setback and moving the house and parking two feet east to create a larger separation from the neighbor’s garage, which is approximately one foot from the shared property line.
Applicant Chad Oman told the commission the lot is currently vacant after a fire destroyed the prior house and said he accepts the staff-recommended changes. Commissioners praised the project as an appropriate infill redevelopment for the block; they discussed small adjustments to landscaping and site design and asked staff to encourage modest tree plantings or buffers where feasible.
The commission voted to approve application CU-05-2025 with the two staff conditions: shift the parking one foot south to meet the front-yard setback, and shift the structure and parking two feet east to increase separation from the neighbor. The motion passed on a recorded vote.
