The Fall River City Planning Board on March 12 approved two Form A (plans believed not to require approval) submissions: a subdivision to create two lots at 325 King Street and a lot-merger plan combining Lots 30 and 32 at 295 Bedford Street.
Planning staff described the 325 King Street filing as a parcel currently containing a three-family dwelling. The proposed subdivision would create Lot 1 with approximately 6,086 square feet and Lot 2 comprising the remaining area; the site lies in an R-4 zoning district where the underlying lot-area requirement is 6,000 square feet for the first dwelling unit and 2,000 square feet for each additional unit. Staff noted the submission included the zoning-board relief already granted and that both new parcels remain subject to site-plan review and any required zoning approvals for future development.
On the 295 Bedford Street matter staff said the plan is a merger to combine two adjacent parcels (Lots 30 and 32) in the medical district. The plan delineates a registered parcel within the larger parcel and documents the Land Court reference; the merger creates a single buildable lot for development purposes while preserving the land-records description required by the Land Court reference.
Staff reminded the board that the standard Form A endorsement language appears on both plans: endorsement indicates the plan is not a subdivision under Mass. Gen. Laws Chapter 41, Section 81L, and does not guaranty that a lot is buildable or in zoning/health/conservation compliance. The board voted to endorse both plans as presented.
Ending: Both endorsed plans will be filed per standard practice; subsequent building or site-plan permits will be subject to zoning, building-code, health and conservation review as applicable.
