The plan proposes 26 lots developed under the property's existing RA (residential agricultural) zoning; staff said the minimum RA lot size of 2.5 acres is met on each lot. Several lots will have shared access easements where sight-distance limits on Bill Dorn Road require consolidated drive access; staff said easements are shown at 30 feet in width to comply with County Code. Seven rear lots would be accessed solely via easements rather than frontage driveways.
Staff reported that the initial soil survey submitted to the County Health Department shows suitable soil on each lot for septic systems and that the project will rely on septic rather than municipal sewer. After presentation, a commissioner moved to approve the conceptual plan for the subdivision (referred to in the motion as Larry Delmarvaire subdivision off Buildhorn/Bill Dorn Road). The motion was seconded and "motion carries" was announced.
