Board approves Allemani minor subdivision to split 5.18-acre parcel into two lots

The Board of Aldermen approved a minor subdivision to split a 5.18-acre property at 8890 College Road into two lots, in a proposal submitted by Farley Survey on behalf of property owners Mohammed Ali Alnami and Gazon Allemunster.
City planning staff said the subject parcel is zoned agricultural residential (AR), which requires lots of at least one acre. The proposed lots — approximately 2.77 acres and 2.42 acres — meet that requirement. Staff noted the applicant proposes to dedicate 0.15 acres along Highway 305 for potential future expansion of that route.
The planning commission reviewed the application on Feb. 11 and recommended approval subject to conditions, including that driveways for both lots be paved and that any new driveway accessing Highway 305 must be approved by the Mississippi Department of Transportation. The board voted to approve the minor subdivision as presented.
An alderman asked about sightlines and whether a new house would block views from the existing home; planning staff responded that setbacks meet ordinance requirements and that a house could be sited to avoid blocking views while respecting stormwater detention areas.
