The Tooele City Planning Commission on Wednesday approved a preliminary subdivision plat to create one platted lot on about 2.05 acres at 2284 North 470 East in the Industrial Service zoning district.
Planner Mr. Page presented the aerial and the preliminary plat, saying the subdivision is required because of road dedication and commercial subdivision needs. City engineering (Mr. Eggert) noted the southeast corner dedication will extend the road south and that an existing half-circle turnaround easement on the eastern boundary was previously required for emergency vehicles; because that area now contains a hotel, the new plat must include construction of an emergency vehicle turnaround at the end of 540 South to meet city standards so emergency vehicles, snow plows and oversize vehicles can turn around.
A motion to approve the preliminary plat application (applicant: Leo Mantes representing WLG LLC) was made and seconded; the roll call recorded ayes from Commissioners Hammer, Proctor, Dunn, Jensen, Anderson, Hamilton and Sloan and the motion passed 7-0. Approval is conditional on meeting engineering, public works, building and fire requirements, completion of a geotechnical report and construction of the emergency vehicle turnaround as required by the city engineer and city standards.
