City Council approves Panatoni site plan for warehouse redevelopment at 3511 NW 90th First Avenue

City planning staff told the council the approximately 9-acre site is zoned industrial commercial and that the proposal would demolish a 1997 two‑story office building and replace it with two warehouse structures configured as six tenant spaces (three per building). "The site plan seeks to redevelop the 2 warehouse buildings. There will be 6 tenants, 3 in each building," staff said during the presentation.
The staff presentation said the plan was reviewed for consistency with the city comprehensive plan and land development code and meets site‑plan evaluation standards (citing city code section 53‑1‑84(f) and related criteria). Staff noted landscaping buffers, a sidewalk connection through the entry roundabout to NW 90th First Avenue, bicycle racks, and heat‑reflective materials in the loading area. Staff recommended approval.
Melissa Tapinez, appearing for Panatoni Development Company, described the project as two Class A warehouses with a 36‑foot clear height, a total of 171 parking spaces and a traffic analysis showing a reduction in AM and PM peak hour trips. "Our proposal ... is to demolish the existing 160,000 square feet of warehouse and construct 2 class a warehouse buildings of 153,000 square feet," Tapinez said.
Councilman Dina Cabral moved approval; Councilwoman Nicole Reynoso seconded. The clerk called the roll. Councilwoman Cabral voted yes, Councilwoman Reynoso voted yes, Councilman Rafael Pinedo voted yes, Vice Mayor Morin Porras voted yes and Mayor Christie Fraga voted yes. The motion carried.
During discussion, Council members raised broader traffic concerns in the surrounding industrial corridor and asked staff to track planned traffic signals nearby; Public Works staff agreed to follow up on signal timing and funding schedules.
The council's action approves the site plan; the transcript records no amendments to the site plan motion.
