Commission recommends rezoning for auto service at 201 Sunbelt Parkway

The Jefferson County Planning and Zoning Commission voted to recommend approval of zoning case Z25‑0004, a request to change zoning at 201 Sunbelt Parkway (former Kemper Insurance site) from I-4 (industrial park) to I-1 (light industrial) to allow an auto service center.
Edward Brown, planning staff, told the commission the county’s future land use plan designates the property for infill/suburban growth and staff found the auto service center use consistent with that designation. Greg Hartley of Acro Development Services, speaking for Hendrick Automotive Group, said the property has already been connected to public sewer, the building has been upfitted, and the developer plans to keep buffers, expand parking and fence areas as needed.
Hartley described the existing campus as about 21,654 square feet of office space and 41,154 square feet of warehouse with more than 100 off‑street parking spaces and access from Sunbelt Parkway and Pettyjohn Road. He said the site had been connected to public sewer during the prior year, removing the need for on‑site leach fields.
After the presentation the commission closed the public hearing and approved the rezoning recommendation by voice vote; commissioners reminded the public that the planning commission’s action is advisory and the final decision will be made by the Jefferson County Commission.
