Design board approves Henderson Commons dual monuments, requires stone cap and LED strips in place of goosenecks

Deborah Hayes introduced the application and said the property is “98% occupied” and sits back from North Main Street, limiting tenant visibility. The applicant proposed a V-shaped monument at each entrance, with tenant panels; the design team supplied material samples and a masonry base intended to match the building.
Board members raised visibility and finish concerns. One member said the stone base should be larger and recommended adding a cap; others questioned several gooseneck light fixtures shown on the sign and suggested that an LED up-down strip or fewer fixtures would provide a simpler, more focused appearance. The applicant agreed to revise the base and lighting approach and to install low evergreen plantings at the sign base; staff confirmed onsite electricity is available and said minor grade work would follow street/sidewalk construction.
The board’s motion approved the sign with conditions: enlarge the base and add a stone cap (final dimensions to be approved by staff), replace the proposed gooseneck fixtures with up-and-down LED strip lighting, and install low evergreen landscaping at the base (final planting details to be approved by staff). The motion passed 7-0.
Why it matters: Henderson Commons is a commercial center with multiple tenants; the approved monuments and final lighting approach are intended to improve tenant visibility from North Main while limiting visual clutter and glare.
