Public opposes Pine Canyon zoning change; council tables general plan amendment to April 1

Gordon Fields of Pine Canyon told the Tooele County Commission during public comment on March 11 that he opposes a proposed change to the county general plan affecting a 40‑acre parcel in Pine Canyon.
“I'm ... here to oppose changing the zoning on the 40 acre piece,” Fields said, adding that residents prefer the current five‑acre lot standard and that reducing lot sizes would benefit a developer’s profit margins.
Planning staff later explained the item before the commission was not a rezone but an amendment to the county general plan that could allow the property—currently mapped agricultural and zoned RR5—to be designated as a medium‑intensity residential area. Planner Nathan told the commission that the parcel is a nonconforming property in the general plan and that the Planning Commission had recommended amendment by a 4‑2 vote; Planner Nathan read reasons given by two commissioners who opposed the change, including concerns about infrastructure, traffic and neighborhood opposition.
Councilman Thomas moved to table the general plan amendment until the council’s April 1 meeting so the full council could consider the change; Councilman Hoffman seconded the motion. The motion passed unanimously. The amendment itself was not adopted at the March 11 meeting.
