City staff said the land swap will allow the new roadway to connect to Medcrest and continue past the four‑story medical building toward Physicians Way, creating a parallel connector that will permit drivers to travel from City Hall to restaurants such as Texas Roadhouse without using Highway 85. Staff described the southern portion of the 8‑acre parcel as largely undevelopable and said the north portion contains roughly 2.5–3 developable acres that the city could resell or use for facilities (staff discussed potential future uses such as animal control during project planning).
