Planning board forwards Gold Crown Townhomes preliminary plat to City Council

At its February meeting, the Crestview Planning and Development Board voted to approve the preliminary plat for Gold Crown Townhomes and forwarded the plat to City Council.

Staff presented the preliminary plat and said the application was first received Sept. 11, 2024, and that “all major technical comments have been addressed,” with only minor, non-layout-changing comments outstanding, according to Nick, planning department staff. The subdivision is proposed just south of the intersection of Cypress Avenue East and McCaskill Street and would create nine lots on just under a half-acre, a gross density of about 18.36 units per acre — below the 20 units-per-acre maximum allowed in the current zoning and future land-use designation.

The board took the action after a staff presentation and a short discussion. The motion to approve the Gold Crown Townhomes preliminary plat, which the chair announced as moved by Fulmer and seconded by Worth, passed on an affirmative voice vote; the chair declared the motion approved and that the item will be sent to City Council for its consideration. The board did not record a roll-call tally during the meeting.

Approval of the preliminary plat authorizes the project to proceed in the land‑use review process toward final platting and future building permits; staff noted the development would generate future impact fees, building permit fees and increased utility usage associated with the new units.

Board members did not identify conditions or amendments to the preliminary plat during the meeting. Staff offered to answer follow-up technical questions and noted a representative of the applicant was present if the board wanted to ask more detailed questions.

The board then moved on to the director’s report. No public comments were made on the Gold Crown item during the meeting.
