The Auburn Planning Board on March 11 approved a revised site plan for a multifamily project on Stetson Road after the developer reduced the proposal from 180 residential units to 160 to meet environmental setbacks.
Staff told the board the unit reduction was made to meet a 30‑foot separation from wetlands and to avoid impacts, and that the change also brought the project below the traffic movement permit threshold. Planning staff said the applicant worked with the Auburn Water and Sewer District on utility design and that pump station schematics were still being finalized. The board placed conditions on approval so that public infrastructure would be accepted only after district sign‑off and tests.
Public commenters included residents and stakeholders who both supported and raised concerns about the project. Spencer Dunn, who identified himself from Court Street, urged the board to approve the plan and praised the developer for reducing density and producing a fresh traffic study. John Rice, director of operations at Schooner Estate Senior Living Community at 200 Stetson Road, said the project represents a ‘‘dramatic change to the landscape’’ for residents and asked that the board require more year‑round evergreen screening and grounding/backup planning for the pump station because of electronics vulnerability on the nearby granite site. Another commenter asked the board to ensure the sewer district receives operational software and as‑built documentation before accepting the pump station.
The board approved the application by motion with conditions that included: no development activity until bonding and inspection fees are determined by engineering; a blasting permit if applicable; completion of required infrastructure improvements and approval of the pump station design and testing to the satisfaction of the Auburn Sewer District (including receipt of operational software); completion of the Stetson Road sidewalk prior to the last certificate of occupancy for phase one; and establishment of adequate screening along Stetson Road between the project and Schooner Estates.
