The Johnson City Regional Planning Commission on March 11 approved a preliminary plat to subdivide property into nine single-family lots off Country Club Court for the Matterhorn Club subdivision.
Planner Riley Putney said the concept plan amendment previously approved by the city commission cleared the way for subdivision work; the current request is for the preliminary plat and construction-plan process. The proposal calls for no new road but includes a 10-foot right-of-way dedication, widening of Country Club Court to local standards, and a sidewalk on the development side. Putney said the developer will pay for the road widening.
Putney told commissioners the lots meet lot-depth ratios, proposed setbacks and the subdivision ordinance; the site is zoned R4 and no rezoning is required. A motion to approve the preliminary plat passed on roll call; Commissioner Goodson recorded an abstention, the other members voted yes.
The commission’s approval advances the project toward civil-plan and final-plat review. Staff noted that final engineering and recorded easements will be part of the civil submittal package prior to final plat recording.
