Planning commission accepts sketch plan for Vaughn’s Property warehouse on US‑15 with conditions

The Fluvanna County Planning Commission accepted for review a sketch site development plan (SDP 25‑03) for Vaughn’s Property Group that would place a roughly 108,102‑square‑foot distribution building and a 21,209‑square‑foot canopy on an approximately 39.9‑acre parcel accessed from U.S. 15 (James Madison Highway). The commission voted to accept the sketch plan 4‑0‑1.

The vote advances a plan for the parcel, tax map 11‑9‑2, owned by Long Property Group, which was rezoned from A‑1 agricultural to I‑1 industrial in February 2023 subject to conditions including an illustrative exhibit, a 60‑foot vegetative buffer on shared property lines, VDOT‑approved construction entrances, and a list of proffered‑out uses.
