Planning commission staff presented HCCPA 2505, a privately initiated small-scale map amendment seeking to change a single parcel of about 3.74 acres at 6920 East Chelsea Street from Residential 6 to Light Industrial Planned.
Lula Miki (presenting as Willow Michie in the meeting) said the property is inside the urban service area and within the Eastlake Orient Park Community Plan. Under the current Residential 6 designation the parcel could be considered for up to 22 dwelling units or about 40,728 square feet of nonresidential use; switching to Light Industrial Planned would eliminate residential uses and allow about 122,185 square feet of nonresidential space. The Light Industrial Planned designation allows processing, manufacturing, recycling and storage uses with support offices and warehousing.
Staff said surrounding uses include light commercial to the west and single-family to the east; Interstate 4 lies across East Chelsea to the north. The briefing closed with staff available for questions; no board action was taken at the meeting. Staff said the item will return for public hearings with agency comments and any locational-criteria review.
