Planning commission staff briefed the Board on HCCPA 2502, a privately initiated small-scale map amendment proposing to change two parcels (approximately 4.18 acres) at 115 S. 70th Street and 7749 E. Adamo Drive from Residential 12 to Light Industrial Planned.
Willa (presented as Willa Miki) from planning staff said the parcels lie inside the urban service area and the Greater Palm River Community Plan boundary and are in the coastal high-hazard area. She said the current Residential 12 designation allows for up to approximately 50 dwelling units or about 91,040 square feet of nonresidential uses; changing to Light Industrial Planned would remove the possibility of residential development and allow about 136,560 square feet of nonresidential uses instead. "The proposed amendment will result in the potential increase in commercial intensity and the introduction of industrial uses and would eliminate the potential for residential development," she said.
Staff noted surrounding uses include heavy and light commercial, the Selmon Expressway ramps, and the Tampa Bypass Canal. The briefing concluded with staff offering to answer questions; no substantive public comment or action occurred at the session.
The item will return for public hearings with agency comments and further analysis, per staff process.
