The Enterprise Planning Commission on March 11 voted to approve the preliminary plat for Azalea Commons Subdivision Phase 2, located at the northeast corner of Highway 27 and Bowe Weevil Circle.
Planning staff told commissioners the phase is a continuation of an established subdivision that is nearly built out and that the new preliminary plat accounts for FEMA floodplain areas not addressed in the original master plan. "Phase 2 does change some of the dynamics of that subdivision," Thomas Hardy said, noting the plat addresses floodplain concerns and aligns with subdivision regulations and the zoning ordinance.
A representative for Reeves Engineer LLC, speaking on behalf of Galanco Incorporation, described the work as completing the circle of the subdivision’s road network and tying gravity-flow drainage into an existing stub. The representative said no additional detention requirements were necessary and that a previously installed pump station will remain in place; the phase should eliminate dead-end streets and improve circulation.
Public comment was opened and no members of the public spoke. The commission voted by motion and second to approve the preliminary plat; the motion passed. The staff report recommended approval after review of the plat against subdivision regulations and zoning requirements.
Commissioners did not attach additional conditions in the hearing recorded in the transcript. The item will follow standard administrative steps for final plat submission and any necessary permits.
