The City of Titusville on March 10 ordered the owner of 1435 Brook Drive to repair a damaged roof and address drainage issues, obtain required permits, and pay administrative costs of $251.80.
The order follows city inspections that found missing soffits, exposed attic access, tar paper and tarps in place instead of completed roofing, and an expired permit for roof work. The matter is significant because an open roof and missing soffits can cause further property damage and present safety and habitability concerns.
City staff said the roof permit was issued Oct. 13, 2023, and expired April 23, 2024, with no record of completion or extension. Staff reported multiple proactive neighborhood checks and a reinspection request in September 2024 in which the owner said the work had been completed; staff later determined the roof remained incomplete.
No respondent appeared at the hearing. The magistrate found violations of City Code section 6-109 and section 304.7 (roof and drainage) and ordered the respondent to repair and replace the roof to code, obtain all required permits, and contact code enforcement for reinspection. The magistrate set a compliance deadline of April 11, 2025, assessed administrative costs of $251.80, and stated that a $100-per-day fine will begin if the violation is not corrected by the deadline. The order also permits a certified copy to be recorded in the Brevard County public records.
