Hillsborough County commissioners on March 11 approved a planned development to recognize and expand an existing 60‑bed community residential home in the Brandon area, allowing additional acreage for a recreation building, pool, parking and an extension of Henshe Road.
Development Services and the zoning hearing master recommended approval; Planning Commission staff found the proposal consistent with the Residential‑4 future land use category and county policies for residential support uses. The application did not request any increase in the previously approved 60 beds.
Bridal Grady introduced the item and explained the proposal would rezone 7.1 acres to a planned development to accommodate a multipurpose recreation building and other support uses for the community residential home. Eric Hendra, the applicant’s representative, said the PD recognizes an existing use and adds acreage so residents can have on‑site recreational space. Planning Commission staff’s Jillian Massey told commissioners the request meets density and floor‑area‑ratio requirements for Residential‑4 and aligns with future land use policy allowing residential support uses that serve the surrounding neighborhood.
The zoning hearing master recommended approval, noting consistency with the development pattern and the comprehensive plan. A motion to approve the rezoning passed 7–0. The approval includes the conditions agreed between the applicant and staff; the county will review technical details such as drainage and access at the subdivision/site plan stages as required.
