County approves minor modification shifting mini-warehouse entitlements east of US‑301

Hillsborough County commissioners on March 11 approved a minor modification to PRS application 2050234 that relocates approved mini‑warehouse entitlements from the west side of an on‑site wetland to the east side of the parcel along U.S. 301.
Staff recommended approval of the amendment to the planned development, citing recent land development code text amendments and clarified site calculations; the applicant said the new layout reduces overall wetland impacts and that the applicant would accept the conditions of approval.
Bridal Grady of Hillsborough County Development Services told the board the request updates the site plan to reflect a corrected acreage and to calibrate conditions after changes to wetland setback rules. Jordan Ferales, representing Baldwin Howe Properties, summarized the request and said the consolidation reduces wetland impacts from about 0.25 to 0.23 acres of mitigation credits and that the building square footage would remain the same despite consolidating two buildings into one. "The new configuration and layout of the building now results in less overall wetland impact," Ferales said.
The application also corrects upland/wetland area and FAR calculations based on a recent survey and removes a previously shown 30‑foot wetland setback line consistent with the code change. The applicant said Hart (regional transit) coordination for a relocated bus stop is included in permit submittals. Development Services recommended approval subject to conditions; the applicant stated they accept those conditions.
A motion to approve the item was made and recorded as carried unanimously. The board recorded a 7–0 vote to approve the minor modification as presented to the board.
The approval is limited to the modification described in the staff report and conditions; any further site plan or permit review (for example, coordination with transit or final wetland mitigation implementation) will proceed through the county's normal permitting process.
