The Board of County Commissioners unanimously approved two related South Florida Gateway items and a separate South Canner car‑wash plat on March 11.
South Florida Gateway: infrastructure and plat - Action: The board adopted a resolution approving a revised infrastructure final site plan for the South Florida Gateway PUD and approved Plat Number 2 (which creates Lot IND‑3), clearing the way to extend private roadway, water and sewer so Lot IND‑3 may be platted and conveyed. - Background: The approximately 216.37‑acre industrial PUD is a freestanding urban service district created to concentrate industrial uses along Southwest Canner Highway. County staff and the applicant described the change from prior agricultural use as an exchange of acreage from the original urban service district into a freestanding district rather than an expansion of urban footprint. - Economic and environmental points: Applicant Morris Crady and others said private developer investment covered infrastructure and that the industrial conversion increased tax receipts and improved stormwater treatment compared with prior agricultural discharge. Examples provided by the applicant: a completed industrial building in the development paid about $802,000 in taxes in the most recent tax year versus under $3,000 when the land was agricultural; other new buildings reported six‑figure tax bills and significant impact fees. The applicant also described stormwater systems, littoral treatment areas, and thousands of newly planted trees as environmental improvements.
South Canner Car Wash plat - Action: The commission approved the South Canner Car Wash plat, which divides a 3.74‑acre site into two commercial lots (Lot 1 ~2.42 acres for a tunnel car wash and Lot 2 ~1.32 acres). The associated minor site plan was previously approved; the plat finalizes property division. Contract and security for required improvements were not required for this plat. - Community context: The site is on the west side of South Canner Highway north of Salerno Road and abuts a residential complex to the north separated by a county right‑of‑way or drainage easement.
Why it matters: The South Florida Gateway approvals support additional industrial development and tax base growth without a county infrastructure subsidy. The car‑wash plat is a technical finalization following earlier site plan approval.
Board action: All three items passed unanimously. Staff will process plats and permits consistent with final approvals.
