The Town of Whitestown Plan Commission conditionally approved a development plan for an Aspen Creek Grill restaurant in the Anson PUD, subject to staff approval of an updated landscape plan that increases landscaping by 50 percent as required by a recently granted variance.
Evan West, the site's civil engineer, said the proposal calls for a roughly 7,000-square-foot building with seating for about 250 and a final parking count of 122 spaces after the commission granted a variance to exceed the standard parking maximum for the zoning district.
"We are proposing a development plan for the Aspen Creek restaurant at Perryworth Road and Gateway in the Anson development area," West said when presenting the plan. Planning staff reviewed the materials and recommended conditional approval; the staff report noted the variance for increased parking and recommended a condition that the landscape plan be revised and approved by staff.
Commissioners asked about elevations and corridor overlay compliance; staff said building elevations were reviewed with the Anson PUD and the I-65 corridor overlay standards. The motion to conditionally approve the development plan included the staff condition that a new landscape plan, reflecting a 50 percent increase in landscaping, be approved by planning staff prior to final sign-off.
The commission's action was recorded as approval with the staff-specified condition. The applicant will work with staff on the revised landscape plan and return as needed for final administrative sign-off or subsequent review if revisions require additional public hearing.
