Court approves Appendix U to split 15-acre tract for SoCo Cattle Company in Precinct 2

Henderson County Commissioners Court approved an Appendix U application that will divide a 15-acre tract owned by SoCo Cattle Company in Precinct 2 into a 12-acre and a 3-acre parcel to enable a new house site and obtain a 9-1-1 address.

Matthew Ooten, identified himself as the owner and said the three-acre parcel would be used for a home site to reduce livestock problems and to increase property value. Ken Strowell, assistant county attorney, reviewed the Appendix U materials for the court and said the submission included a survey, showed both resulting tracts would have access to a county road and that the property appears outside mapped FEMA flood zones. Strowell also said all taxes were paid and noted a prior fee discrepancy with the county clerk’s office that appeared to have been resolved.

The court discussed that approving Appendix U places a two-year development restriction on the property (recorded by staff) that prevents further subdivision of the resulting tracts during that period. Commissioners moved and seconded to approve the Appendix U request and the motion passed unanimously.

The owner confirmed payment of required fees for the Appendix U application. The court record shows the county will proceed with creating the 9-1-1 address for the new parcel.
