"This is for the 9 acres known as Pierce Minor Plan," Larson said. "We are seeking a rezoning from Ag to R1 in order to get more favorable setback requirements." He also said the plat was approved by the planning commission in January by what he believed was a unanimous vote.
The rezoning would reduce the applicable front-yard building setback from 35 feet under the Agricultural designation to 25 feet under R-1 zoning, Larson said, enabling the developer to place two houses south of a drainage ditch and to create slightly narrower lots. Larson added that the applicant proposes a restriction that "the lot shall not be further subdivided" to protect neighboring property owners.
