Applicant seeks 10-unit vehicle storage complex on Spearhead Road; board continues for engineering and layout review

Rick Bodette (applicant representative) presented a plan for five lots in the CI (Commercial Industrial) district at 2, 4, 6 and 8 Spearhead Road and 9 Arrowhead Drive that would host two low-rise storage buildings configured primarily for vehicle and boat storage with a total of about 10 storage units.
Bodette said the development is intended mainly for long-term storage (seasonal automobile or boat storage) with limited customer contact and no permanent employees; hours of operation proposed were 7 a.m. to 11 p.m. He requested waivers of standard curb-cut and traffic-study requirements to allow additional curb access on Spearhead for backing trailers and said there are four parking spaces on the plan though he did not expect heavy on-site parking demand.
Commissioners and public commenters pressed the applicant on stormwater controls, the potential for vehicle maintenance or washing, hazardous-materials storage and vehicle maneuverability. The applicant said a stormwater report had been submitted and that he would accept conditions prohibiting maintenance/washing on-site and would coordinate an annual maintenance/inspection report for stormwater systems; town engineers and the fire department were asked to review site topography and access for circulation and safety.
Several commissioners and at least one public speaker recommended reworking internal aisles and bay locations so vehicle and trailer access uses the interior drive where possible, and to explore minor layout changes to increase open space or pick up maneuvering width rather than adding curb cuts. The board voted to continue the application to April 14 to allow the applicant to revise layouts and supply engineering/topographic plans and a clearer stormwater package for review.
