The Westmoreland County Board of Supervisors voted to rezone a parcel on Coles Point Road (the former Jordan's store site) from B-1 (general business) to R-1 (single-family residential) after a public hearing and a unanimous recommendation for approval from the Planning Commission.
Planning staff presented the application as Land Use Case 24-14 RZ-O3 and noted the property sits near other R-1 parcels and is part of the Coles Point secondary growth area. Staff said the owner intends to remove the vacant, deteriorated store structure and build a single-family residence; no proffers were offered with the rezoning application and staff confirmed that rezoning decisions in this case carried no attached conditions.
The board opened a public hearing for comments. One attendee, Larry Hissen, identified himself as a resident and spoke briefly. No other public speakers registered comments during the hearing. After the public hearing closed, the board moved to approve the rezoning. The motion carried by recorded vote with all supervisors voting aye.
Ending: Planning staff noted that, because the applicant did not proffer conditions, any site improvements or permits required for demolition and new construction will need to follow standard permitting and building-review processes.
