The Hall County Planning Commission on March 3 unanimously recommended rezoning a parcel at 6060 Spout Springs Road from Agricultural‑Residential‑1 to Office and Institutional (O&I) and approved a related road‑frontage variance covering three adjacent parcels (6050, 6054 and 6060 Spout Springs Road) to permit O&I uses and lot line adjustments.
Planning staff described the request as a cleanup of three existing parcels where a prior road expansion on Spout Springs Road changed frontage requirements. Staff said the county’s current standard requires 500 feet of road frontage per lot for parcels along the expanded four‑lane highway; the applicant is reconfiguring lot lines so the three parcels together meet the frontage requirement. Todd Reed, who said he purchased an existing orthodontist building on one parcel, described the application as altering lot lines to create consistent zoning across the three parcels and to allow future, similar buildings and interconnecting parking.
Commissioners approved rezoning 6060 Spout Springs to O&I with five staff conditions; that recommendation will be forwarded to the Board of Commissioners for its April public hearing. On the road‑frontage variance (Item 5) the commission approved the applicant’s request with staff conditions; the chair stated that the Planning Commission has final decision authority on this variance unless it is appealed to the Board of Commissioners.
Greenway explained that staff will rely on the conceptual site plan submitted with the applications and that interparcel connectivity and two proposed entrance points are shown on the plan. The applicant represented that existing buildings and parking encroachments prompted the lot‑line adjustments; commissioners recorded unanimous approval on both items and directed staff to include the recommendations in materials for the county board where applicable.
