Board approves rezoning and conditional outdoor storage for Athens Highway industrial site with conditions

The Hall County Board of Commissioners approved Feb. 25 the rezoning of a 21.21‑acre tract at 2811 Athens Highway from Agricultural Residential‑4 to Heavy Industrial and granted a conditional use for outdoor storage in a specified area of the site.
Planning staff said the Planning Commission recommended approval with nine conditions for the rezoning and one condition for the outdoor storage area. Applicant Hayden Dunnigan said the proposed outdoor storage is intended to hold materials and equipment associated with a welding business, and the applicant agreed to the Planning Commission’s recommended finishes, building sizes and locations.
During the hearing commissioners and staff discussed site access and a previously existing concrete driveway cut that the applicant plans to remove. Commissioner comments led to an amendment to the Planning Commission’s condition number 2: the applicant must remove the existing curb cut and pave the curb to match the adjacent roadway, consistent with Georgia Department of Transportation recommendations and county standards. The board approved rezoning with the amended conditions and separately approved the conditional use for outdoor storage with its stated condition.

Planning staff will track and enforce the conditions and ensure the driveway removal, curb repairs and landscaping meet the approved conditions before building permits are issued.
