The Hall County Planning Commission voted Monday to approve a request to vary the minimum road frontage at 3792 Tanners Mill Road so the owner can create a three‑lot subdivision, provided the three lots will be served by a single shared driveway.
Staff had recommended denial because county rules require 90 feet of frontage on a collector road. Applicant representative Steve Gilliam said the 8.56‑acre tract can accommodate three lots only if the required frontage is divided; he proposed a shared driveway solution that connects two existing driveways and serves all three parcels. Gilliam noted that, although the parcel could be subdivided into six lots by right, the applicant sought only three.
A nearby resident asked why staff recommended denial; staff explained the frontage standard for collector roads. Commissioners discussed shared-driveway alternatives during questioning. One commissioner moved to approve on the condition that the two driveways on Tanner's Mill Road "which provide access to the subject property as shown on the submitted site plan dated 10/16/2024, shall be connected by a shared driveway that shall serve all three proposed lots." The motion passed by voice vote.
Planning staff will finalize the condition language and said the commission’s decision is final unless appealed to the Board of Commissioners. If appealed, the Board will hear the case at its March 27 public hearing.
