The Wendell Town Board of Commissioners on March 10 voted to table a public hearing and consideration of an annexation and conditional rezoning for about 41.43 acres proposed as the West End Mixed Use Development.
The item covered property identified as 0 and 1812 Wendell Falls Parkway and 40405 Richardson Farm Lane on the north side of Wendell Falls Parkway between Poole Road and Martin Pond Road. The applicant requested that the public hearing be postponed and that the town re-notify neighboring property owners and satisfy legal notice requirements before returning the item to the board, Town staff said.
Town staff described the proposal as an application to change the parcels from rural agricultural to Neighborhood Center Conditional District to allow the mixed-use project. No new date for the public hearing was set at the March 10 meeting. Commissioner Joiner moved to table the item; the board approved the motion by voice vote.
Because the applicant requested postponement, the board took no substantive action on zoning, development standards, or conditions for the proposed West End Mixed Use Development. When the applicant resubmits and the town completes required notifications, the board will reopen the public hearing and consider rezoning and annexation and any related conditions or agreements.
Meeting context: the board raised no new policy decisions or conditions at the March 10 meeting and recorded the applicant's request to reschedule. The town's planning staff will handle re-notification and statutory hearing requirements before the matter returns to the board.
