Plan Commission approves general-business setbacks for proposed Lanier Drive flea market

At its March meeting, the Madison City Plan Commission approved an application for general-business setbacks for a proposed flea market building at 2106 Lanier Drive (for 911 purposes: 2112 Lanier Drive).

The applicant on the record is Vivian McIntosh Gregory; Ron Gregory appeared as her representative and told the commission the building would be used as a flea market. “It’s going to be a flea market building,” Ron Gregory said. The commission voted to approve application PCGB-25-1 on a recorded voice vote, with seven members voting yes.

The application requested setbacks of 20 feet on the north lot line, 50 feet on the east lot line, 20 feet on the south lot line and 100 feet on the west lot line for parcel ID 39-08-28-111-030.004-007. Ron Gregory said the structure would be approximately 80 feet by 200 feet. Planning staff (Nicole) told the commission she had no issues with the application as presented and that the office would work with the applicant on a parking plan. “We’ll work with him on that,” Nicole said.

Commission members asked about traffic and hours. Ron Gregory said the flea market would likely follow hours similar to his existing furniture store, roughly 10 a.m. to 5:30 p.m., and that the business would operate seven days a week. He noted parking on adjacent property the applicant controls could be used in coordination with the new site; Nicole said a parking plan would be submitted and reviewed with staff.

The motion to approve application PCGB-25-1 passed on a roll call with the following recorded votes: Nicole (yes), Rick Ferris (yes), Josh Wilbur (yes), Carl Eaglin (yes), Zach Waffland (yes), Ben Crafton (yes) and Mike Armstrong (yes). No no votes or abstentions were recorded in the transcript.

That was the only application on the docket; the commission had no old or new business and adjourned shortly after the approval.
