The applicant’s representative described a plan to demolish the existing building and construct a new four‑story structure with a two‑story restaurant on the ground and second floors and one one‑bedroom apartment on each of the third and fourth floors. The applicant said the lot is approximately 1,159 square feet and therefore requires dimensional relief for setbacks, parking and floor‑area‑ratio (FAR) under current zoning.
Councilors asked about parking and access. The representative said the restaurant will not include on-site parking and that residents would likely use parking along Ocean Avenue, which is managed by the Department of Conservation and Recreation. The project will require a connection permit from the Department of Public Works for sewer and water service and a stormwater-management plan reviewed and approved by the city engineer and DPW superintendent.
Site Plan Review Committee conditions also call for design and materials approval by the Revere Beach Design Review Board and the Site Plan Review Committee, and the proposed restaurant should include accommodations for outdoor café seating subject to DCR approval.
The roll-call vote to recommend approval subject to the listed conditions was unanimous. The subcommittee’s recommendation will be forwarded to the full City Council for a final decision and additional departmental review.
