Applicant Dustin Matos said recent windstorms damaged an existing wood fence and that he sought to replace and extend the fence to secure an in-ground pool and contain a dog. "We're trying to contain… we have an in-ground pool. It's not very safe," Matos said, describing the safety motivation for the request. He showed a site layout and said the proposed vinyl fence would not extend beyond the front wall of the house and would include an 8-foot gate opening onto Mount Pleasant Road for access.
A board member confirmed the property is a corner lot and noted that condition as a hardship supporting the variance request. Matos said the existing fence is cedar and rotted in places and that the new fence would be an upgrade; he also said a contractor advised the work could proceed when ground conditions permit. The applicant said no neighbors submitted opposition correspondence on the record.
Following brief discussion, a board member moved to approve the variance and the board approved the request by voice vote. The approval allows Matos to install a six-foot vinyl privacy fence and gate as presented; any required permits and inspections remain the responsibility of the property owner.
