Planning commission clears Pacific Plumbing distribution facility at Parks Highway site

The Wasilla Planning Commission on Feb. 25 approved a conditional use permit allowing construction of a 20,000‑square‑foot plumbing distribution facility on Lot 3 of the Morehouse Subdivision at 2100 West Parks Highway.
City Planner Cindy Wellman presented the staff report and recommended approval with standard conditions — including that development substantially comply with the submitted site plan, that the Central Mat‑Su Fire Department provide a letter confirming code compliance and that the applicant obtain required utility permits. Staff also included a condition that the applicant review minimum parking requirements after final design confirms gross floor area.
Jennifer Willardson, a commercial broker with Elevate Commercial representing S and S Partners LLC, told the commission the intended tenant is Pacific Plumbing. Willardson said the company “focuses on supplying local contractors rather than the general public,” and that, consequently, the operation will generate minimal traffic impact. She also said the buyer had completed environmental, survey and geotechnical studies and intended to satisfy required conditions after closing.
A representative for the prospective buyer — who spoke about Pacific Plumbing’s local operations and branch network — said the company plans to keep staff at its Wasilla location and expand capacity at the new site.
Commissioner Stafford moved to approve Conditional Use Permit CU 25‑02; Commissioner Landschel seconded. The commission approved the permit by unanimous roll call.
The resolution requires the applicant to meet the listed conditions and to submit any final stamped site plans, landscaping plans and fire safety plans as part of permit processing. After the permit is recorded, the buyer may proceed with closing and final design subject to the conditions and required city and utility approvals.
