The Town of Harrisburg Planning and Zoning Board on Jan. 21 recommended approval of the preliminary plat for Traymore 2 (H2024-02-S), a 23-lot single-family subdivision on roughly 25.2 acres south of the existing Traymore 1 development and Hickory Ridge Middle and High School.
"The preliminary plat features 23 lots for single family development on 25.2 acres," said Miss Potts, planning staff, during her presentation. Potts said the conditional rezoning for Traymore 2 had been approved previously and that the preliminary plat is consistent with that rezoning and the town's decision criteria in section 145.010.07.
Potts noted the application will move to an administrative review phase for construction plans if the council approves the preliminary plat after the board's recommendation. Staff recommended approval subject to the conditions listed in the packet and compliance with applicable state and federal requirements.
A board member raised a labeling issue: the buffer line is called out on the south and west perimeters and visually continues along the north perimeter but is not labeled there. The board made approval conditional on adding a north-perimeter buffer label to the preliminary-plat drawings so the requirement will be carried onto construction documents.
A motion to recommend approval as conditioned was moved and seconded and carried by voice vote. The board did not record a roll-call tally in the transcript. The staff said the condition will be applied when the plat proceeds to council and into final engineering review.
