Commissioners approve conditional-use permit for farm equipment welding business with extended hours

Planning staff said the application—filed Jan. 8, 2025—requested a CUP for “farm implements, service, supplies and sales” on roughly 3.89 acres in the A1 district. The Planning Commission recommended approval with four conditions, including limiting hours to 8 a.m.–5 p.m. Monday through Friday and prohibiting parking on County Road 79.
Applicant David Brown told the board he planned to add a lean-to to the north side of his shop and asked to extend the permitted hours because customers sometimes drop off or pick up equipment after 5 p.m. Brown said he would like the lean-to to run the full shop length (20 by 90 feet) rather than the smaller 20 by 45 lean-to shown to the Planning Commission.
A commissioner moved to amend the conditions to permit hours of 8 a.m.–6 p.m. Monday through Saturday and to reflect the larger building addition; the motion was seconded and approved. Commissioners discussed a Planning Commission suggestion about limiting employee counts and agreed not to add a numerical limit to the CUP; staff said an expansion beyond the approved plan would require an amendment to the permit.
The board approved the amended CUP by voice vote. The permit will include the amended hours, the larger addition as represented to the board, and the parking restriction that prohibits parking on County Road 79.
