The Cook County Economic Development Authority voted to approve a 12‑month exclusive listing agreement with SVN Northco for the sale of Superior National Golf Course at Lutzen.
The listing calls for a 6% commission with a $200,000 minimum and a 12‑month exclusive period, according to materials in the meeting packet. EDA staff and the golf course committee recommended approval after a previously completed RFP selected Northco for professional services.
Commissioners and staff emphasized that the board’s objective is to keep the property operating as a public golf course. Commissioners noted specific deed restrictions: the Nelson family retained a right of first refusal when they conveyed land to the course, and a reentry clause could apply if the course ceases to operate as a golf course. Staff said potential buyers will be made aware of those conditions.
Heidi Daniels, EDA director, and golf course committee members discussed marketing expectations and the regional market for golf‑course transactions, describing the business as a specialized, small market in which multiple brokerages may know the same buyers. Commissioners said the priority is finding a buyer able to operate and maintain the course rather than simply maximizing sale price.
The motion to approve the listing was moved and seconded; the roll call showed unanimous assent and the resolution passed.
Next steps identified by staff: finalize the listing document consistent with terms discussed, ensure prospective buyers are informed of the Nelson‑family rights, and authorize the broker to begin marketing under the exclusive agreement.
