The Pflugerville Planning and Zoning Commission on Wednesday approved a zoning application for property at the southeast corner of Schultz Lane and AW Grama Boulevard, allowing a portion of the parcel to carry General Business 1 zoning and the remaining area to be zoned Retail.
Jeremy, planner, City of Pflugerville, told the commission the request covers roughly a 2-acre assemblage with about 1.44 acres that previously had no zoning and about 0.696 acres already zoned General Business 1. "The 2 tracks that we're talking about tonight are shown there in red," he said while describing the site and nearby uses, which include a 7-Eleven and a recently built Starbucks. Staff recommended approval.
The change would make the newly acquired tract consistent with the applicant's adjacent General Business 1 parcel and create a split between General Business 1 and Retail zoning to provide a transition toward nearby single-family neighborhoods, Jeremy said. He noted that development on either new zoning district must meet the city's compatibility design standards in the Unified Development Code.
Amanda Swore, developer representative, Turner Group, was present and available to answer questions. No members of the public spoke on the item when the public hearing was opened. Commissioner motioned and seconded approval; the motion passed without recorded opposition.
Why it matters: The commission's action clears the way for development proposals on a parcel immediately north of Pflugerville Parkway and adjacent to existing commercial uses. The split zoning aims to retain commercial opportunities along arterials while reducing potentially incompatible uses abutting residences.
The commission approved the zoning application as presented; the applicant will proceed to any required site-plan and permitting steps that apply under the Unified Development Code and other city regulations.
