The Concord Zoning Board of Adjustment unanimously granted variances to permit a replacement enclosed entryway at 67 River Road, allowing a 25‑foot front setback where 50 feet is required and a 25‑foot side setback where 40 feet is required.
Applicant Tom Simakoski told the board he had removed the prior entryway because it was unsafe and sought to rebuild an enclosed entryway slightly larger than the original footprint to provide weather protection and modest interior storage. Simakoski said he would extend the entrance roughly 6 feet from the existing wall and noted the houses in the neighborhood were built on small lots in the 1920s and 1930s with constrained yards.
Board members who reviewed the submitted sketch and the property file said the proposed work was reasonable in context and that the lot configuration limited alternative locations for an entrance. One member noted the proposed roof and steps would reduce the risk of ice forming on exterior stairs. The board found the statutory variance criteria in RSA 674:33 had been met, adopted the applicant's proposed findings as the board's findings, and approved the variances.
The approval allows the homeowner to reconstruct a safe, enclosed entry subject to building‑permit review and any required site inspections by code enforcement.
