The Suwannee County Board of County Commissioners voted 5‑0 on March 4 to grant preliminary plat approval for "Garrison Place," a proposed seven‑lot subdivision located at the southeast corner of Garrison Road and 130 Seventh Road (also called Carroll Road).
Planning staff told the board the property is in an A‑2 agricultural zoning district and the proposed lot sizes are 2.01 acres, consistent with the district's density of one dwelling per two acres. The applicant must return to the board for final plat approval, and state statute requires a minimum waiting period of 30 days between preliminary and final plat action.
Commissioners directed staff and the developer to look at shared driveway approaches to reduce the number of driveways on Garrison and 130 Seventh roads, improve safety and minimize mailbox stacking and school‑bus stopping points. Staff also noted a special flood hazard area along the eastern portion of the site; surveyors will be asked to submit base flood elevations for any lot that may be affected.
Commissioner Hale moved to approve the preliminary plat with the driveway consolidation contingency; Commissioner White seconded. The motion passed 5‑0.
Ending
The developer will prepare a final plat in accordance with Chapter 177, Florida Statutes. The board's approval was limited to preliminary plat status; final plat approval will return after the mandatory notice period and completion of required survey and drainage documentation.
