Bryce McNamer, planner with the Development Services Department, presented the second reading and public hearing for Ordinance No. 4906-25, a request to rezone property on Buffalo Road from I-2 (heavy industrial) to R-3 (medium-density residential).
McNamer said the request would permit two single-family homes on a shared lot and that the site’s topography and existing conditions made it unsuitable for intensive industrial uses permitted in the I-2 district. He noted a binding concept plan is required under R-3 standards and that staff recommended approval.
After the public hearing, commissioners voted to approve the ordinance on its second reading. No public speakers registered to speak for or against the rezoning at the meeting.
Why it matters: The rezoning changes allowable uses for the parcel and enables a small residential development of two homes; staff characterized the residential use as less intensive and more suitable for the site given topography and existing conditions.
