The Murfreesboro Planning Commission on March 5 approved an amended preliminary plat for the Courtyards at Franklin Road, a proposed development of 48 lots (47 residential lots and one commercial lot) on about 23.49 acres, after the applicant revised the design to shift the main entrance to the west.
Planning staff reported that the developer—Epcon Communities—had previously received approval for a master plan and preliminary plat but returned because the property owner and the adjacent owner to the east could not reach terms on earlier real-estate transactions. As a result, the developer revised the design to move the entrance alignment to the west; staff said the remainder of the plat remains largely the same as the previously approved plan.
Commissioners and staff said the public infrastructure team had been consulted about the entrance location and that staff recommended approval “subject to the remaining staff comments” included in the staff report. A motion to approve subject to staff comments passed on recorded “aye” votes by the commission.
The developer will proceed with the project under the amended preliminary plat and must address any remaining staff comments and obtain subsequent construction-plan approvals and permits before building can begin.
