The Town of St. John Board of Zoning Appeals on March 5 approved a development variance to allow a larger-than-permitted pool cabana (pergola) at approximately 8802 Calumet Avenue.
Applicants Joe Napoli and Gina Napoli appeared and said they sought a cabana roughly 20 by 16 feet with a roof ridge around 14–15 feet high. A board member asked about neighborhood notices; staff reported no remonstrance letters had been received. A nearby resident spoke during public comment and the transcript records that the neighbor offered no objection.
A motion to approve the variance described the proposal as a 320‑square‑foot, 15‑foot‑high accessory structure and found that strict application of the zoning ordinance would result in practical difficulties in using the property. The motion carried 4–0.
The approved variance applies to an existing patio and allows the applicants to proceed with the accessory structure subject to any building permits and the town’s architectural requirements.
