Weston commission approves special exception for Porsche repair shop at Enterprise Avenue

The Weston City Commission on Feb. 3 approved a special exception allowing Penske Automotive Group to operate vehicle repair and maintenance of Porsche vehicles at 3350 Enterprise Avenue, Suite 100.
City staff said the application, PLN25-00049, seeks to change an existing vehicle-storage use to vehicle repair — a use that requires a special exception under the city code. Planning Director Jim Hickey told commissioners staff concluded the application met the seven criteria in code section 124.81 and recommended approval with four conditions intended to limit community impacts.
The conditions listed in the staff report include a specific list of 13 permitted automotive repair activities, a maximum of 25 vehicles on site at any time, and a requirement that repairs and any noise-producing work occur inside the building so vehicles are not parked outdoors overnight. Hickey noted Penske currently uses the suite for vehicle storage and plans to relocate storage to another unit in the same building while performing repairs in Suite 100.
Applicant representative Jeremy Shearer said Penske has occupied the location for about four years and described the building as well suited for the use. “Yes, they’re all Porsches,” Shearer said when asked whether the vehicles to be serviced are Porsche automobiles.
Members of the public were given an opportunity to speak. Resident Patricia Bernardini asked whether vehicles would be customer-owned; the applicant said cars are transported to the facility from Porsche and are owned by individual customers.
After public comment and questions from commissioners, Commissioner Melina McPhee moved to approve the special exception with the staff conditions; Commissioner Jaffe seconded. The clerk recorded ayes from Commissioner Andrade, Vice Mayor Mead, Commissioner Melina McPhee and Commissioner Jaffe; the motion carried unanimously.
The approval is subject to the written conditions in the staff report, and staff indicated Code Compliance will monitor compliance with the vehicle-limit and indoor-repair requirements.
The quasi-judicial hearing record shows required notice and ex parte disclosures were filed with the clerk and made part of the record.
