City staff described a countywide program of preapproved accessory dwelling unit (ADU) plans that Port Orchard will host on its website, offering permit-ready floor plans intended to reduce design costs and speed construction.
Nick (staff member) said the city, working with the Kitsap Regional Coordinating Council and neighboring jurisdictions, has funded a set of preapproved ADU plans that property owners may use without hiring an architect. The plans are promotional floor plans (not full architectural sets) and will be available for download; staff said an online form will let applicants request a plan for a specific address.
Staff said four plans are nearing readiness and two more will follow; the site-plan review fee is expected to be about $250 to confirm setbacks and site constraints, with the building-permit fee calculated later based on square footage and construction-cost estimates. Staff estimated the program should be live in April, subject to final corrections.
The program is intended to lower the cost of producing design documents and to support middle-housing objectives in the city’s comprehensive plan. Staff said the public and builders will be given outreach materials; the Home Builders Association has been briefed and local builders will be invited to participate.
Ending: Staff plans to publish the preapproved ADU plans on the city website and promote the program to homeowners and builders; applicants will still need to pay permit fees and pass inspections.
