Planning commission recommends rezoning of 0.479-acre parcel to allow combination on White Pine Road

The Stephens County Planning Commission on Jan. 7 recommended rezoning a roughly 0.479-acre portion of parcel 042C026 from Commercial General to Residential Single so the owner can combine it with adjoining lots.
Staff told the commission the change is needed because parcels proposed for combination must share the same zoning designation; two adjacent parcels (043022 and 043023) are already zoned Residential Single while the portion of 042C026 along White Pine Road is zoned Commercial General. Planning staff described the requested rezoning as a “low intensive use of the land” and recommended approval.
A property owner who spoke in favor said the change would simplify responsibility for drainage and avoid future disputes if ownership changes. No speakers opposed the rezoning during the public hearing. After discussion the commission moved, seconded and approved the recommendation by voice vote.
Because this action was taken by the Planning Commission, the recommendation will be forwarded to the Stephens County Board of Commissioners for final consideration. The Planning Commission record does not specify the names of the motion’s maker or seconder, and the vote was recorded as a voice vote only.
