Commission recommends approval of Godfrey property rezone to RU-2 for single additional home

The Cache County Planning Commission on March 6 voted to recommend approval of a rezone for 10.49 acres owned by Tanner and Nicole Godfrey, changing the parcel from A-10 (agricultural) to RU-2 (rural two-acre zoning). The vote was a recommendation to County Council.
Connor, development services staff, briefed the commission that the RU-2 zoning allows residential and low-intensity rural uses and that the subject parcel is within the county's urban expansion overlay adjacent to Logan City limits. Connor noted the parcel includes approximately 3.5 to 4 acres of sensitive land (pond and slope), which reduces the developable acreage.
Applicant Tanner Godfrey told the commission the family's intent is to build one additional home on the property and to continue farming. "The intent behind this proposal would be to allow us to build an additional home on that property where we would live, raise our children," Godfrey said.
Commissioners noted the parcel's proximity to existing RU-2 and higher-density areas, including Meadowbrook Phase 5 and other subdivisions; they said the requested density and the site's location within a future annexation area make RU-2 appropriate. A neighbor confirmed the maximal number of additional lots given the sensitive lands would be two.
After a brief public hearing with one supportive comment, the commission moved to recommend approval (Option 2) with required conclusions; the motion carried by voice vote. Staff will draft transmittal materials and the commission's recommendation to County Council.
Ending: The recommendation to County Council is advisory; final approval (if granted) would require subsequent county procedures, and the applicants were advised that any future subdivision or development will need to follow county standards and any annexation processes if the parcel is annexed to Logan City.
