Planning commission approves 26-lot subdivision overlay application with large open-space buffer on Double Springs Road

The Walton County Planning Commission voted to recommend approval of a rezoning and open-space conservation (OSC) overlay for a 54.79-acre tract on Double Springs Road to allow a 26‑lot residential subdivision.
Applicant Ned Butler, representing MFT Land Investments LLC and Reliant Homes, said the company plans one-acre lots with substantial open space. Butler said the parcel will include about the required open space and that the design provides substantially more than the ordinance minimum; the dark gray area on the submitted plan will remain as permanent open space and wetland/creek buffer.
Several nearby residents spoke in opposition, citing concerns about increased traffic on Double Springs Road, the potential impact on rural character, the risk of property crimes and impacts on hunting and privacy for adjacent large parcels. Ned Butler responded that the proposal follows the county’s one-lot-per-two-acres density by concentrating lots and preserving open space along the rear/stream corridor and that required open-space areas would be protected under the OSC overlay.
Commissioners approved the application on a voice vote and will forward their recommendation to the Walton County Board of Commissioners.
